real estate in your area. Therefore, I have some tips for staging your home to help you get the most value out of it.
When you want the most value from your home, you will need a clean, clean, clean home. A dirty house instantly sends up red flags and negative thoughts to potential buyers that the home has not been well maintained. A clean, spotless home keeps you ahead of the game. But, you can’t stop at clean. To increase your chances of a sale for the most value, you have to make your home attractive also. That’s where “staging” comes into play. You will need to strip your home to its bare essentials, which depersonalizes it so potential buyers can see themselves and their things in your home.
Home staging tips:
* A great place to start is by visiting model homes for inexpensive decorating ideas. Just remember that you will be decorating for the general public, not yourself.
* Begin with the outside of the home. A fresh coat of paint and maybe some new hardware for the front door will make a huge impression. You should also plant a few flowers, cut the lawn and trim the hedges.
* Declutter each and every room to make it look larger. Remove all family photos, knickknacks, etc. Any closets that are more than 30% full should be packed-up and put in storage, too.
* Open all drapes or blinds and add new bright lightbulbs to all lighting. Bright light gives the impression of a happy place and everyone loves happy places.
* For mainstream appeal, you only want to feature a few pieces of furniture. Also, arrange the furniture so each room looks as big as possible.
* Kitchens and bathrooms can be the most difficult to stage and maintain since they are used daily. However, it is important to make the most effort in these areas. Keep everything cleared off the counters and even hide the rugs in a laundry hamper.
* Remove or minimize pets. Pet odors can be offensive to anyone who doesn’t own a pet. Therefore, remove food bowls and litter boxes to the garage or utility room and deodorize thoroughly.
* Organize the garage and utility room. To help with this project, you can put your bigger items in storage.
Once you have completed your home staging, keep it in tip-top-shape. You will be pleased with the outcome in the end.
