Home Buying and Real Estate Lending in Queens, NY

Queens real estate has many great potentials for homebuyers and real estate lenders. Now, when buying Queens real estate, you have many great options. The Chinese American Real Estate Association has recently expanded its membership to more than just licensed brokers and representatives. They now let members join from real estate-related professions. including lenders, lawyers and abstractors.

Although Queens real estate prices have fallen from their past years' highs, many members of the CAREA believe that Queens real estate market prices look to have stabilized this year already. Many believe that the $8,000 tax credit was a large part of moving the Queens real estate market so far. However, even with the tax credit, Queens real estate saw more transactions in the smaller priced homes ($350,000 and less) rather than the higher priced homes of years past.

During the real estate boom, before the housing crisis, many new housing units in Queens grew rapidly. Now, if demand doesn’t keep pace, this increased supply will result in more lower home prices.

Lending practices have changed for buying Queens real estate as they have for most every other area around the nation. Historically, lenders required down payments between 20% and 25%. However, during the Clinton administration, that changed and many home buyers could get a home for $0 down without proving their income. Many “no doc” loans were made, putting the housing market where it is now.

Today, when purchasing Queens real estate, you should expect a required 20% to 50% down payment, which is steep compared to the down payments we’ve seen in years past. And you should not expect a speedy closing. Banks and lenders will now require documentation for all your household income and they have to cross reference all documentation now, too.

Through all this, Queens real estate has continued to move right along with all the new stipulations and requirements for buying real estate, making it easy to buy even if the process is slightly slower.

It took a bit of work, but we have arranged with Harvest Home farmers market for a weekly Market to take place in our parking lot. There will be lots of fresh farm produce from local farms.


Farmers markets will be taking place at
101-15 Metropolitan Avenue (right off 71st Avenue)
Every Saturday (starting July 10th), 8am - 4pm


Please come show your support, by visiting the first farmer's market on Saturday, July 10th.


We're hoping for a great turn out, so we can make this a permanent part of the Forest Hills community.

The 4th of July is a day of fun celebrated by many, however, it is also one of the most dangerous days of the year. While enjoying the day with your friends and family, keep your Independence Day fun and safe by following the proper safety tips.



FIREWORK SAFETY

Fireworks are illegal in most cities.  If using fireworks, remember the importance of fireworks safety. Always read all instructions properly and do not use near wooded or dry areas. Always have water available to put out any sparks or flame that may occur when using fireworks. Never point fireworks at people. Do not allow children to play with fireworks or firecrackers.


DRIVE SAFELY

More people will be on the road this independance day weekend, making for congested roads and highways. Don't forget to always wear your seat belt, and observe all posted traffic signs and speed limits. It is especially important for children to be in proper child safety seats in your car. Drivers also become distracted by fireworks and other excitement in the area. And never drink and drive! Always have a designated driver and don't let your friends drive drunk. 

Be extra cautious if you must be on the road this weekend, especially at night.


 
BARBEQUE SAFETY

Do not allow children to playing around the barbecue area. Serve and store foods at the proper temperature to avoid food poisoning. When finished with the barbecue make sure all coals are completely out before leaving the barbecue unattended. Unattended lit coals can cause a fire. And remember to drink responsibly!



Play Safely


If you are going to be spending time near or on the water, don't forget to be safe. If you will be on a boat, wear a life jacket, follow all boating rules, and don't operate a boat while drinking. If you will be swimming, remember to swim with a buddy, swim only in safe water, and never dive into shallow water. All children should be supervised at all times around any type of water. If you will be spending any time in the sun, don't forget to use sunscreen and wear a hat.
